Before Move-in

Limited parking is provided in our Weave Studios – Sai Ying Pun, Weave Studios – Kowloon West and Weave Residences – Robinson. Please contact our Community Team for more information.


For the other properties, we don't have any dedicated parking spaces, but drop-off is possible at the main entrance of each of our properties.

Please be sure to download the Weave App from the link in the email that you have received when your contract was confirmed.

Residents can use the Weave App to report any issues or problems as a CASE with images or videos, then our Operations Team will review the CASE and make contact to provide support and solutions.

An inventory list includes all items in your unit and their condition. Upon your move-in, the Community Team will make sure they're available in the unit or provide alternatives – which will be marked clearly on the list. You should tell the team through the Weave App or the email listed below if you find anything on the list missing or damaged within 48 hours after you move in. When you move out, the team will go through the list with you again. If any items are missing or damaged, there may be a repair or replacement fee involved.

Suites

Kitchenware is available in the shared kitchen for community use – just be sure to wash what you use. A linen set will be in your unit when you move in. If the booking is more than 1 month (long stay)

  • Resident can check in at any time after midnight on the start date of your lease.
  • Our team is available between 9:00am and 6:00pm. If your arrival is outside of these hours, you can obtain the key and perform self-check-in on site. Instructions for self-check-in will be sent to your registered email address a few hours before the contract start date.
  • If you opt for self check-in, please be aware that the operations team will visit the site within two business days to verify your ID and conduct a move-in inspection of your unit as part of our house rules. Kindly inform us of your preferred time for this visit.


If the booking is less than 1 month (short stay)

  • Check-in time is 3:00pm on the starting date of your reservation.
  • Checking in before 3:00pm will be considered as early check-in and a charge will be applied.

Before you move in, our Facilities and Housekeeping Team will go through an inspection of your unit and perform a deep clean. However, it’s possible that some minor defects (hairline cracks in the paint, for example) may be found during your move-in. Our Community Team will note any defects, plus you’ll have 48 hours to report any defects through the Weave App or the email listed below for our team to fix.


Rest assured, one of the founding concepts of Weave is to provide hassle-free city living. For normal wear and tear, please notify our Community Team through the Weave App or the email listed below to arrange a time to fix these issues.

Our units are move-in ready and fully furnished with design-forward furniture, appliances, a hotel-quality bed, ample storage, and a smart TV. Your monthly rent covers all utilities and high-speed Wi-Fi. You can preview specific amenities through photos and a 360° virtual tour on our official website.

Our in-unit furniture is all custom-built to make use of every inch of your unit, so you may not need any additional furniture. But of course, you may want something of your own. Due to limited storage space, we’re not able to store any unwanted furniture on-site, but you may visit the Partnership section of our Weave App for off-property offerings such as storage and delivery services.

A member of the Community Team will give you a tour and show you the shared spaces and your unit features. Then the team will go through an inventory checklist with you to make sure you have everything you need for an enjoyable stay.

Linen change service is only available for Weave Suites and only applies to the standard linen set we provide. It is done weekly on housekeeping day.

Our Wi-Fi speed is fast enough for normal browsing and video streaming. To ensure a stable connection and smoother internet experience, we recommend switching off the Wi-Fi on any smart devices not in use. This will allow our broadband to better deliver to those devices that you are using.

Because we cater for a variety of residents staying for different lengths of time, our House Rules don’t allow existing fixtures and fittings to be interfered with in order to protect successive residents’ positive experience at Weave Living. Glue, scotch tape, gum-paper, nails, spikes, tacks, or any other item placed on or driven into any wall or floor or any fixture, fitting, or furniture in any part of the building is strictly prohibited. One thought is to set a framed photo or painting on a desk or shelf and have it lean against a wall, or display it in a free-standing photo frame.

Our service hours are between 11am and 8pm every day. Just let our Community Team know your arrival time in advance through the email listed below and we can arrange check in at a time that works for you.

Residents

For your immediate neighbors, why not knock on their door and introduce yourself. To meet others in the community, joining our events is a great way to get to know each other.

Our residents might be software engineers, entrepreneurs, accountants, teachers, students, personal trainers, and more. We’ll leave it to you to learn who your neighbors are after you move in and get to know them better.

All our properties have a non-smoking policy, and smoking is generally restricted in public locations including streets. Please check the details of the property for local municipal guidelines.

Yes, we have House Rules in place to ensure a comfortable and safe living environment for everyone at Weave.

Studios & Suites

Our Community Team will accept packages on behalf of residents ONLY if the resident is not on the property. These packages must be collected from the Security Desk within 2 calendar days. The Community Team can refuse packages at their sole discretion. To avoid complications, the following items will not be accepted:

  • Perishable items, including flowers and food deliveries.
  • Packages that require cash on delivery (COD).
  • Packages that require proof of identity.
  • Oversized packages.


Residences

  • Security will NOT accept mail, packages or parcels on behalf of residents at any time. Couriers will be allowed to proceed to the residence floor upon presentation of the resident’s FULL NAME AND RESIDENCE NUMBER. For Safety and security purposes, deliveries without such information will not be allowed entry and the Community Team will not be held responsible.

Unfortunately, we are unable to store residents' belongings due to space limitations and our inability to guarantee the safety and security of your property. Please check out the Partnership section of our Weave App for off-site storage and delivery service options.

Yes, we offer a variety of great deals for our residents, ranging from discounts on food and drinks to wellness offers in your neighborhood. Check out the Partnership section on the Weave App to find out more!

Filming, photography, and videography for personal use are permitted. However, any marketing or commercial use requires prior authorization from Weave Living. All materials produced at any Weave Living property, including but not limited to photography, audio, and video recordings, are strictly prohibited from broadcast, release, publication, exhibition, or reproduction for news, webcasts, promotional purposes, telecasts, advertising, website inclusion, social media, or any other use without the express consent of Weave Living.

Our residents can be from anywhere. Why not ask them the next time you meet them – it’s a great conversation starter.

You are welcome to invite family and friends to your apartment. Please ensure they are accompanied by you in shared spaces and that they adhere to our House Rules. The resident hosting a visitor is responsible for any misconduct by their visitor(s) during their stay, including any disciplinary actions or fines deemed appropriate by Weave Management.


Studios

Visitors staying for more than 8 hours between 10:00 PM and 8:00 AM the following day are considered overnight guests. Each studio is allowed one overnight guest per day, with a maximum of 10 complimentary overnight stays per month. A fee of HKD 250 per guest per night will be charged for each overnight guest exceeding the 10-night limit.


Residences & Suites

There are no specific restrictions on overnight guests in Residences and Suites; however, they must be signed in by the resident in person at the Security Desk.

Our residents can be from different stages in life, but generally we are a diverse community of young professionals. We’ll leave it to you to learn who your neighbours are after you move in and greet them in person.

Each Weave community is vibrant and diverse, bringing together residents of various ages and professions from many different countries, cultures, and backgrounds. You'll find it easy to connect with people and make new friends, especially through our regular community events which offer a great way to meet fellow residents.

If your smartphone battery is dead, please contact Security. After identity verification, they will assist you in accessing the building or your unit so you can recharge your device.

Communication is the best initial approach, so we recommend speaking with your neighbour so that he or she is aware of the problem. If the problematic behaviour persists, contact our Community Team via the Weave App or the email listed below for assistance. We have zero tolerance for repeat offenders. For urgent matters that need immediate attention, contact Security at your property.

Upon move-in, our Community Team will provide you with a key card. This card grants access to the main entrance, your unit, and shared facilities. Simply tap it on the door lock to enter.

Security can provide temporary access after verifying your identity. Please contact our Community Team between 11am-8pm via the Weave App or email below to request a replacement key card or key (HKD150 per item). For security purposes, all lost cards/keys will be immediately deactivated.

We’re delighted you wish to extend your stay! Renewal can be completed directly through the Weave App – you’re just a few taps away from confirming your extension.

We provide flexible stay durations ranging from short-term to open-ended leases. Most residents initially choose 6–12 months, often extending their stay if there are no major life or career changes.

Leasing

I'm sorry, but the rent is generally not negotiable. However, we do have a variety of plans available, from short stays of six nights to as long as you like. Please note that the monthly license fees are often lower for longer contracts.

You will sign a Licence Agreement, not a Tenancy Agreement, so no stamp duty is required.

Yes, if you require your License Agreement to be stamped, you can take the signed original copy to the Inland Revenue Department (Kai Tak) and request an Adjudication Stamp for HK$50. Our Sales Team can provide you with a signed original copy of your License Agreement upon request.

The deposit amount varies depending on the length of your stay:


  • Short Stay (6 nights to 1 month): Full license fee upfront + HKD1,500 security deposit.
  • Stay of 3 months or less: HKD8,000 deposit.
  • Long Stay (3 months or longer): First month's license fee + a security deposit equal to one month's license fee (before any discount).
  • Students (1 month or longer): First month's license fee + a security deposit equal to two months' license fee (before any discount)

Yes, changing your property/unit is possible. If you've already moved in but haven't secured your preferred property/unit type, we'll add you to a waitlist. When a suitable property/unit becomes available and it's your turn, we'll contact you to arrange the change and a new License Agreement. Please note that a fee of HKD1,500 applies for each change to cover the additional manpower and administrative costs. Additionally, there will be a charge for one overlapping day between the two units to facilitate the move – this is a total of one day's charge.

Prior to moving in, you are required to pay a security deposit equal to one month's license fee, in addition to the first month's license fee in advance. Subsequently, your monthly license fee will be due during the final week of each contract month.

Typically, banks accept the signed original copy of your License Agreement as proof of address. You can request this document from our Sales Team by emailing live@weave-living.com.

It varies depending on the property you're interested in. We offer a range of plans, from short stays of just three nights to longer stays – it's up to you! Plus, you can adjust your length of stay each time you renew.

Yes, you can pay your License Fee by credit card and enjoy all those credit card rewards.

You can reserve your new home directly on our website. Simply select your preferred location, occupancy, move-in and move-out dates, and you'll see all available homes that match your criteria.


To secure a unit for a short stay (three nights to one month), full payment of the license fee is required upfront, along with a security deposit of HKD 1,500.


For long stays (one month or longer), you'll need to pay the first month's license fee plus a security deposit equivalent to one month's license fee (before any discounts are applied).

According to the license agreement, early termination requires at least one month's written notice, and your security deposit will be forfeited.

You can find unit layouts on our website. The furniture inside is custom-made to maximize space, and the layouts will give you a good sense of the dimensions. For precise measurements of the hydraulic under-bed storage, wardrobe, cupboards, drawers, and similar items, please ask our Sales Team when you inquire or make a booking.

If a license fee must be determined for a partial month, it will be calculated by dividing the monthly license fee by the number of days in your lease cycle month. That daily figure will then be multiplied by the number of days the unit was occupied.

In the context of a License Agreement, the term "License Fee" is equivalent to "Rental Fee" in a standard Tenancy Agreement. It represents the monthly payment for the use of your unit, access to shared spaces, and entry to the Weave property. Since you are entering into a License Agreement rather than a Tenancy Agreement, you are not required to pay stamp duty or agent's fees.

Studios and Suites 

  • We maintain a strict no-pet policy at our Studios and Suites properties. This means that animals of any kind, including fish, are not permitted.


Residences 

  • In our pet-friendly Residences, we allow one dog or cat per unit, with a weight limit of 15kg (approximately 33 lbs). Any exceptions to this policy require prior approval from Weave Management before the pet is allowed on the property.
  • Please note that a pet premium of HKD1,500 per month will be applied.

To inquire about corporate discounts, please first check with your company's HR department to see if a partnership agreement is already in place with Weave Management. If there isn't an existing agreement, please feel free to contact us directly to discuss potential opportunities for collaboration.

Property

Housekeeping takes place between 10 AM and 5 PM. The specific day depends on the arrangement and schedule. If you have a preference or request, please let the Community Team know in advance via the Weave App or the email listed below.

Unfortunately, the projector cannot be used after midnight due to quiet hours, which begin at 10 PM. However, a member of the Community Team can assist you with setting up the projector between 11 AM and 8 PM.

All of our Weave properties partner with private or government recycling organizations.


In Hong Kong, paper, plastic, metal, and glass are generally accepted for recycling. Please contact your Community Team via the Weave App or the email addresses below, and they will gladly direct you to the recycling bins.

All visitors are required to complete an administrative procedure at the security counter upon arrival and departure. By using our Weave App, you can generate a QR code and send it to your visiting friends or family, allowing them to self-register at the security counter. Simply click on the "Visitor Code" icon on the Property page of the Weave App and follow the instructions.


We recommend reviewing the "Notes to Visitors" before sharing the "Visitor Registration Form" with your friends and family!

Feel free to use the shared spaces whenever you want, but remember they’re for everyone in the community, so please share if there are others who are waiting to use the space.

The majority of our homes come with windows that can be opened – so you can enjoy fresh air whenever you like.

The times vary, but you can avoid waiting by checking the machine status on your Weave App.

While everyone's schedule varies slightly, the peak hours are typically from 7:00 AM to 9:00 AM, 11:00 AM to 1:00 PM, and 5:00 PM to 7:00 PM.

Yes, professional security staff and 24-hour CCTV surveillance provide excellent protection for residents.

The detergent we use contains a disinfectant but is fragrance-free. It's automatically dispensed at the start of each washing cycle.

We provide most of the electrical appliances already, including stove, oven, toaster, ice machine, microwave, refrigerator, and filtered water. For personal appliances such as a kettle, blender, and rice cooker, we recommend keeping them in your unit for security reasons. Storage of personal items in any shared space, including the kitchen area, is prohibited, and they may be discarded without prior notice.

The Studio Queen and the Studio Queen Plus are nearly identical, but the plus as a windowsill with cushioned seating.

The deep cleaning service varies depending on the unit type. It is the same as your regular housekeeping, but also includes shared bathrooms in the Private Quad/Private Trio/Private Twin. Other cleaning tasks such as dishwashing, cleaning window curtains, and cleaning air conditioner filters are also included! To request a deep cleaning service, please use the Weave App or the email listed below at least 24 hours in advance so our Community Team can arrange it for You.

Yes, the gym is complimentary and open 24/7, allowing you to maintain your fitness and well-being!

The gym is for the use of residents only. Visitors and personal trainers are not permitted.

Both units have an en-suite bathroom. The Studio Single has a single bed, while the Studio Single Plus has a double bed, which means more sleeping space and more storage space under the hydraulic bed. The unit size of the Studio Single Plus is slightly larger, as well.

Yes, you can stay in the unit during the service cleaning. However, please avoid obstructing the cleaner to ensure a thorough cleaning. If you have a preferred time to avoid, please inform the Community Team in advance through the Weave App or by email.

While most events are free, some may have an at-cost fee that can be paid via the Weave App. Please click on the event details to find out if it is free.

We host a range of events that cater to different interests. Typically, these include wellness activities, cultural events, personal development workshops, and social gatherings. Visit the Events section of the Weave App for details on upcoming events.

Plastic bags are provided for the in-unit trash bins. For hygiene reasons, they will be disposed of along with the trash within.

To redeem your benefits, simply show them your Weave App (resident profile or QR code), or insert the promo code on the partner’s website when you check out. Please refer to the Weave App for details of redemption methods.

It depends on whether your unit type is single or double occupancy.


  • Single occupancy - For security reasons, only one key can be set up per unit.
  • Double occupancy - If a person is registered as a resident under your unit, an additional key can be set up for him or her.

Yes, it is filtered and safe to drink.

If you share a bathroom, it will be same-gender (applicable to Private Quad/Private Trio/Private Twin).

The Studio Single features an en-suite bathroom, while the Studio Single Plus has a private bathroom located next to the unit, making the unit more spacious.

Living at Weave gives you access to various shared spaces at your property. These spaces may vary depending on the property but typically include a well-equipped gym, a fully-equipped kitchen, a spacious living room, a laundry room, a rooftop or terrace with outdoor seating and BBQ area, and more.

All shared spaces, except meeting rooms at selected properties, are available on a first-come, first-served basis. To reserve a meeting room, please contact your property’s Community Team via the Weave App or the email provided below. Once your reservation is confirmed, your key will grant you access to the meeting room at the reserved time.

Our Weave App lets you easily schedule maintenance and optional housekeeping services, and keeps you updated on community events and activities. All this is set in a great neighborhood with convenient public transportation, a variety of shops, malls, dining and entertainment options nearby, plus exclusive deals at local businesses.

The safety of residents is our highest priority. Our teams work together to ensure our properties fully comply with Fire Services Department safety regulations. Each property also benefits from 24-hour security camera with the main door locked to ensure only authorized personnel can enter.

Weave Living founder and CEO Sachin is a 'global citizen' who has lived in Australia, Hong Kong and his native India.


He has nearly two decades’ experience in Asia Pacific’s real estate industry having played senior investing and investment banking leadership roles in renowned international institutions such as APG, Merrill Lynch and Citi. In 2016, he was named in the Urban Land Institute’s “40 Under 40” list, which singles out the brightest and best young land-use professionals worldwide.


He is particularly adept at conceptualising, creating and growing businesses, a passion for which he channelled into founding Weave Living in 2017 – all in pursuit of a vision of “hassle-free city living for all” in Asia Pacific. Since inception, Weave Living has grown rapidly to own and manage a US$1 billion portfolio of assets in less than just five years.


Sachin graduated with First Class Honours in Engineering and Physics from the Australian National University where he won the University Medal, bestowed on students for 'consistent academic excellence'.

Moreover, residents can move in within as little as three days. By signing a fixed-term rental contract, which is renewable and ranges from a minimum of one month to a maximum of 18 months, you can enjoy an all-inclusive service. This includes all utilities, high-speed Wi-Fi, and a smart TV.

You can finalize a fixed-term rental contract online in around 15 minutes using electronic signatures and credit card payments. Our simple pricing structure, with no additional fees beyond rent and security deposit, ensures a straightforward and speedy contract process.


With a standard Tokyo rental contract, you typically need to pay various fees such as key money, brokerage fees, management fees, internet charges, utility bills, bicycle parking fees, renewal fees, re-contracting fees, key exchange fees, guarantor company fees, furniture and appliance costs, and other miscellaneous expenses. For all Weave Place properties, however, none of these fees are required.

Studios and Suites 

  • Our Studios and Suites properties have a no-pet policy. Animals of any kind, including fish, are not allowed. 


Residences 

  • One pet (dog or cat) weighing 15kg or less is allowed in each pet-friendly residence. Any exceptions require Weave Management approval before they’re allowed on the premises. 

  • Please note, there will be a pet premium of HK$1,500 per month.

Unlike other serviced apartments in the market, Weave Suites offer a range of amenities, including meeting rooms, workspaces, and community activities for networking that are designed to help busy professionals live life to the full. Complimentary video streaming services and washing machines are also included.

If you wish to cancel your stay, you must submit a written notice to the Licensor at least one month in advance.  

The first month’s paid license fee will be refunded but we will retain your security deposit.

For students new to Tokyo, we recommend units such as those at our Weave Place – Waseda Park or Weave Place – Ryogoku that are conveniently close to university campuses and language schools.
